BTS projects surpass industrial building for lease in key Mexican markets
29/10/2024The occupancy of custom spaces (Build-to-Suit projects) shows a trend of surpassing industrial buildings for lease figures in various Mexican industrial markets.
Regions like Tijuana and Monterrey, with significant manufacturing activity, have recorded over 40% of recent occupancy of industrial-use buildings.
According to the real estate consulting firm Datoz, cited by the portal Obras por Expansion, this type of infrastructure used 42% of industrial occupancy in the border city, which led to these projects during the second quarter of the year.
This percentage corresponds to 800,000 square feet, out of a total of 1.9 million square feet of new construction in the region.
Build-to-Suit Projects Increase in Northern Mexico
Datoz points out that the trend in Tijuana, whose industrial activity is driven by manufacturing, is also seen in other markets, including:
- Ciudad Juarez
- Chihuahua
- Hermosillo
- Mexicali
- Nogales
The consulting firm estimates that 41% of the 3.9 million square feet under construction correspond to Build-to-Suit projects, which are specifically designed for companies' needs.
According to the company, industrial construction is adapting to meet the demands of international companies arriving in Mexico through this project.
